Frogmore’s real estate investment speciality means that the nature of their funding needs can be complicated, however we’ve been able to finance their projects with the support of our in-house industry experts.
Frogmore are a UK only real estate investor. We manage private equity funds, we’ve got a series of funds, the largest of which was about £400 million, and against that we put debt, leverage a portfolio about 50%, so we put to work about £800 million to £1billion in any one fund.
Frogmore is very much a family, so we look after each other, we work hard together, we play hard together when we get the opportunity.
The fact that I’ve worked here since 1994, so that’s 28 years, probably tells you either like working here, or I can’t get a job anywhere else. We say it’s like Hotel California, you know, you check out but you never really leave.
The traditional banks over the last few years have definitely become more constrained, adopt a more tick box approach to lending. And I speak as somebody who worked in a traditional bank for a time. When we’re doing things, and we’re buying assets and undertaking projects which don’t fit neatly into a box, we need a lender who understands that and works with us.
When you put a loan through the OakNorth system, you end up going to their credit committee. In the banks that I work for, credit we’re always kept at arm’s length from the client. When I look back that I can see that that was a mistake. When you go to a credit committee at OakNorth, they’ll ask good questions that may not be covered off in the credit paper in the formal submission and you’re able to answer them because you know it, you know the answers, and it saves time and is far more efficient as a result for both us and for the bank.
